		<description><![CDATA[Gainesville FL Real Estate Market Trends - January 2011]]></description>
			<content:encoded><![CDATA[<p>Home sales rose sharply in the final three months of 2010, mostly due to more stable prices, according to a <a href="http://money.cnn.com/2011/02/10/real_estate/realtors_home_prices/index.htm">report from CNN.com</a>.  Sales jumped 15.4% in the fourth quarter to an annual rate of 4.8  million units compared with 4.16 million units during the third quarter  of 2010. Prices of single-family homes stabilized, rising 0.2% compared  with 12 months earlier and the national median for homes sold during the  period was $170,600.</p>
<p>&#8220;Home  sales clearly recovered in the latter part of 2010, and are helping to  absorb the inventory, including many distressed properties,&#8221; said  Lawrence Yun, chief economist of the <a href="http://www.realtor.org/">National Association of Realtors</a>.</p>
<p>Let’s take a look our local real estate market for January.</p>
<p>Gainesville FL area  single family home sales saw sold listings increase by 5% in January  2011, when compared against January 2010.  Pending sales increased by  16%, while new listings decreased by 19%.  The average sales price  decreased by 14% to $162,448, while market times increased by 27 days.</p>

<p><span style="font-size: 10pt;"><span style="font-family: arial,helvetica,sans-serif;">Pending home sales  rose sharply in February, potentially signaling a second surge of home  sales in response to the home buyer tax credit, according to the <a href="http://www.realtor.org/">National Association of Realtors</a>®.  Contracts signed in February, rose 8.2 percent above February 2009. The  data reflects contracts and not closings, which usually occur with a lag  time of one or two months.</span></span></p>
<p><span style="font-size: 10pt;"><span style="font-family: arial,helvetica,sans-serif;"><a href="http://www.realtor.org/wps/wcm/connect/RO-Content/ro/research/chief_economist_bio">Lawrence  Yun</a>, NAR chief economist, said the improvement is another hopeful  sign. “The rise in pending sales may signal the early stages of a second  surge of home sales this spring. The healthy gain hints home prices are  continuing to flatten. We need a second surge to reduce inventory and  stabilize home values.”</span></span></p>

			<content:encoded><![CDATA[<p>If you&#8217;re thinking of selling your Gainesville home, and you expect that the total amount you owe on your mortgage will be greater than the selling price of your home, you may be facing a <a href="http://en.wikipedia.org/wiki/Short_sale_(real_estate)" target="_self">short sale</a>. A short sale is one where the net proceeds from the sale won&#8217;t cover your total mortgage obligation and closing costs, and you don&#8217;t have other sources of money to cover the deficiency. A short sale is different from a foreclosure, which is when your lender takes title of your home through a lengthy legal process and then sells it. </p>
<p><strong>1. Consider <a href="http://www.hud.gov/offices/hsg/sfh/nsc/faqlm.cfm" target="_self">loan modification </a>first.</strong> If you are thinking of selling your Gainesville home because of financial difficulties and you anticipate a short sale, first contact your lender to see if it has any programs to help you stay in your home. Your lender may agree to a modification such as: </p>
<ul>
<li>Refinancing your loan at a lower interest rate</li>
<li>Providing a different payment plan to help you get caught up</li>

Interview at least three candidates for each and look for prior short-sale experience. Short sales have proliferated only in the last few years, so it may be hard to find practitioners who have closed a lot of short sales. You want to work with those who demonstrate a thorough working knowledge of the short-sale process and who won&#8217;t try to take advantage of your situation or pressure you to do something that isn&#8217;t in your best interest. </p>
<p>A qualified Gainesville real estate professional can: </p>
<ul>
<li>Provide you with a <a href="http://www.gatorhomes.com/re-cma.htm" target="_self">comparative market analysis </a>(CMA) or broker price opinion (BPO).</li>
<li>Help you set an appropriate listing price for your home, market the home, and get it sold.</li>
<li>Put special language in the MLS that indicates your home is a short sale and that lender approval is needed (all MLSs permit, and some now require, that the short-sale status be disclosed to potential buyers).</li>
<li>Ease the process of working with your lender or lenders.</li>
<li>Negotiate the contract with the buyers.</li>
<li>Help you put together the short-sale package to send to your lender (or lenders, if you have more than one mortgage) for approval. You can&#8217;t sell your home without your lender and any other lien holders agreeing to the sale and releasing the lien so that the buyers can get clear title.  </li>
</ul>
<p><strong>3. Begin gathering documentation before any offers come in.</strong> Your lender will give you a list of documents it requires to consider a short sale. The short-sale &#8220;package&#8221; that accompanies any offer typically must include </p>
<ul>
<li>A hardship letter detailing your financial situation and why you need the short sale</li>
<li>A copy of the purchase contract and listing agreement</li>
<li>Proof of your income and assets</li>
<li>Copies of your federal income tax returns for the past two years </li>
</ul>
<p><strong>4. Prepare buyers for a lengthy waiting period.</strong> Even if you&#8217;re well organized and have all the documents in place, be prepared for a long process. Waiting for your lender&#8217;s review of the short-sale package can take several weeks to months. Some experts say: </p>
<ul>
<li>If you have only one mortgage, the review can take about two months.</li>
<li>With a first and second mortgage with the same lender, the review can take about three months.</li>
<li>With two or more mortgages with different lenders, it can take four months or longer.  </li>
</ul>
<p>When the bank does respond, it can approve the short sale, make a counteroffer, or deny the short sale. The last two actions can lengthen the process or put you back at square one. (Your real estate attorney and real estate professional, with your authorization, can work your lender&#8217;s loss mitigation department on your behalf to prepare the proper documentation and speed the process along.) </p>
<p><strong>5. Don&#8217;t expect a short sale to solve your financial problems.</strong> Even if your lender does approve the short sale, it may not be the end of all your financial woes. Here are some things to keep in mind: </p>
<ul>
<li>You may be asked by your lender to sign a promissory note agreeing to pay back the amount of your loan not paid off by the short sale. If your financial hardship is permanent and you can&#8217;t pay back the balance, talk with your real estate attorney about your options. </li>
<li>Any amount of your mortgage that is forgiven by your lender is typically considered income, and you may have to pay taxes on that amount. Under a temporary measure passed in 2007, the <a href="http://www.irs.gov/individuals/article/0,,id=179414,00.html">Mortgage Forgiveness Debt Relief Act and Debt Cancellation Act</a>, homeowners can exclude debt forgiveness on their federal tax returns from income for loans discharged in calendar years 2007 through 2012. Be sure to consult your real estate attorney and your accountant to see whether you qualify. </li>
<li>Having a portion of your debt forgiven may have an adverse effect on your credit score. However, a short sale will impact your credit score less than foreclosure and bankruptcy.</li>
</ul>

			<content:encoded><![CDATA[<p><strong>Will Gainesville Home Buyers Benefit From Stimulus Bill?</strong> </p>
<p>It looks as if our legislators in Washington are finally making positive steps toward fixing the house mess and helping Gainesville home buyers by including housing legislation in the Economic Stimulus Bill.</p>
<p>Yesterday, the Lieberman/Isakson Amendment was included in the senate version of the Economic Stimulus Bill by a unanimous voice vote. This amendment would provide a Tax Credit to all home buyers at the rate of 10% of the sales price up to a limit of $15,000. The credit would be available for a one year period to all purchasers of primary residences.</p>
<p>Now, the senate expects to debate Amendment 353, a proposal by Senator John Ensign (R-NV) that would provide 30 year fixed financing at a rate of about 4%, for anyone purchasing a primary residence.</p>
<p>If these two provisions are included in the final passage of a stimulus bill they could have a positive impact on Gainesville real estate.</p>
<p>This legislation has passed the Senate, but the entire bill does need to go back to the House, and be signed by the President. There could be many changes before this happens, or not pass at all.</p>
<p>But is it light at the end of the tunnel for Gainesville home buyers and would help the housing crisis immensely as you can imagine.</p>

<p>Cities were ranked according to how well they are creating and sustaining jobs and economic growth. The ranking depicts those U.S. metropolitan areas that are recording the top economic performance for wage and salary growth.</p>
<p class="MsoNormal" style="margin: 0pt; mso-margin-top-alt: auto; mso-margin-bottom-alt: auto;"><span style="font-size: 10pt; font-family: Arial; color: #000000;">Nationally, Ginesville ranked #34 in wage and salary growth for 2008, moving up from the #52 ranking in 2007. In other rankings, Gainesville is # 79 for 5-year job growth, and #63 for 1-year job growth. In Florida, Gainesville ranked fourth behind Orlando, Ocala and Pensacola. </span><br />

<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">I remember my first Christmas adventure with Grandma. I was just a kid. I remember tearing across town on my bike to visit her on the day my big sister dropped the bomb: “There is no Santa Claus,” she jeered. Even dummies know that!” My Grandma was not the gushy kind, never had been. I fled to her that day because I knew she would be straight with me. I knew Grandma always told the truth, and I knew that the truth always went down a whole lot easier when swallowed with one of her “world-famous” cinnamon buns. I knew they were world-famous, because Grandma said so. It had to be true. Grandma was home, and the buns were still warm. Between bites, I told her everything. She was ready for me.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">“No Santa Claus?” she snorted….”Ridiculous! Don’t believe it.</span></em><em><span style="font-size: 10pt; color: black; font-family: Arial;"><br />
<em><span style="font-family: Arial;">That rumor has been going around for years, and it makes me mad, plain mad!! Now, put on your coat, and let’s go.” “Go where Grandma?” I hadn’t even finished with my second cinnamon bun yet.</span></em></span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">“Where” turned out to be Kerby’s General Store, the one store in town that had a little bit of just about everything. As we walked through its doors, Grandma handed me ten dollars.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">That was a bundle in those days. “Take this money,” she said, “and buy something for someone who needs it. I’ll wait for you in the car.” Then she turned and walked out of Kerby’s. I was only eight years old. I’d often gone shopping with my mother, but never had I shopped for anything all by myself.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">The store seemed big and crowded, full of people scrambling to finish their Christmas shopping. For a few moments I just stood there, confused, clutching that ten-dollar bill, wondering what to buy, and who on earth to buy it for. I thought of everybody I knew: my family, my friends, my neighbors, the kids at school, and the people who went to my church.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">I was just about thought out, when I suddenly thought of Bobby Decker. He was a kid with bad breath and messy hair, and he sat right behind me in Mrs. Pollock’s grade-two class. Bobby Decker didn’t have a coat. I knew that because he never went out to recess during the winter. His mother always wrote a note, telling the teacher that he had a cough, but all we kids knew that Bobby Decker didn’t have a cough; he didn’t have a good coat. I fingered the ten-dollar bill with growing excitement. I would buy Bobby Decker a coat!</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">I settled on a red corduroy one that had a hood to it. It looked real warm, and he would like that. “Is this a Christmas present for someone?” the lady behind the counter asked kindly, as I laid my ten dollars down. “Yes, ma’am,” I replied shyly. “It’s for Bobby.” The nice lady smiled at me, as I told her about how Bobby really needed a good winter coat.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">I didn’t get any change, but she put the coat in a bag, smiled again, and wished me a Merry Christmas.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">That evening, Grandma helped me wrap the coat (a little tag fell out of the coat, and Grandma tucked it in her Bible) in Christmas paper and ribbons and wrote, “To Bobby, From Santa Claus” on it. Grandma drove to Bobby Decker’s house, explaining as we went that I was now and forever officially, one of Santa’s helpers. Grandma parked down the street from Bobby’s house, and she and I crept noiselessly and hid in the bushes by his front walk. Then Grandma gave me a nudge. “All right, Santa Claus,” she whispered, “get going.”</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">I took a deep breath, dashed for his front door, threw the present down on his step, pounded his door and flew back to the safety of the bushes and Grandma.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>
<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">Together we waited breathlessly in the darkness for the front door to open.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>

<p style="padding-left: 30px; line-height: 12.75pt;"><em><span style="font-size: 10pt; color: black; font-family: Arial;">Fifty years haven’t dimmed the thrill of those moments spent shivering, beside my Grandma, in Bobby Decker’s bushes.</span></em><span style="font-size: 10pt; color: black; font-family: Arial;"></span></p>

Santa was alive and well, and we were on his team.
